How much should a Move-In & Move-Out Clean Cost?

If you've ever received a quote for a move-in or move-out clean and thought, “But the house is empty — shouldn't that make it quicker and cheaper?”, you're not alone.
It's a reasonable assumption.
There is less furniture. There are fewer belongings to work around. So why can an empty property take just as long — or even longer — to clean than an occupied home?
The answer is simple:

An Empty House Doesn't Mean a Clean House
When a home is occupied, furniture, belongings and everyday items naturally hide parts of the property.
Once everything is removed, we can see — and access — all of those areas.
A move-in or move-out clean can include:
Window frames and tracks
Inside all cupboards and cabinets
Inside wardrobes and robes
Skirting boards
Doors and door frames
Wall marks and fingerprints
Mirrors and glass where required
Bathrooms
External surfaces of cabinets
Floors thoroughly vacuumed and mopped
Dust and buildup that has previously been hidden by furniture and belongings
We're not simply giving the home a quick once-over because it's empty.
We're cleaning the property from top to bottom.
So Why Doesn't It Take Less Time?
A regular maintenance clean is designed to maintain an already-established level of cleanliness.
A move-in or move-out clean is different.
We're looking at the details that don't necessarily need attention during a regular clean — particularly areas that are normally covered, overlooked or only accessible when the property is empty.
Cupboards are emptied, so they can be vacuumed and wiped.
Wardrobes are empty, so the shelves and floors can be cleaned.
Window tracks are accessible.
Skirting boards and doors are easier to inspect.
Floors can be cleaned without furniture in the way.
And because we're aiming for a much higher level of detail, there is simply more work involved.
In fact, when we've priced move-in and move-out cleans based on what we believe they will take, we've found that more often than not, we've underestimated the time required rather than overestimated it.
An Inspection Clean Isn't Necessarily the Same as a Move-In Ready Clean
This is an important distinction.
Some people simply need a property cleaned to meet an inspection or handover requirement.
Others want something very different.
They want to walk through the front door of their new home and know that cleaning is one less thing they need to think about.
That's the standard we aim for.
At Dust&Declutter, our goal isn't simply to make a property look clean for an inspection.
We clean it for the person who is moving in next.
When we finish, the expectation is that the new owner or occupant shouldn't be looking around wondering what they need to clean before they unpack.
The cleaning has already been done.
Why We Don't Compete on Price
We're very aware that you can find move-in and move-out cleaning services at different price points.
That's completely okay.
We're not the cheapest option, and we're not trying to be.
Different cleaning companies have different processes, standards and expectations.

And honestly, our standards are probably higher than some people's need.

How We Price Move-In & Move-Out Cleans
We don't assume that every property will take the same amount of time simply because it has the same number of bedrooms and bathrooms.
A two-bedroom, one-bathroom property can require a very different amount of work from another two-bedroom, one-bathroom property.
The condition of the home, the level of buildup, the amount of detail required and what needs to be addressed all make a difference.
That's why our quotes allow for a range of labour hours rather than promising that every property will take a specific amount of time.
We want to esnure we get the work done, the the best, highets standar. No matter how long it takes!
What You're Really Paying For
You're not just paying for someone to vacuum an empty house and mop the floors.
You're paying for the time and attention required to properly prepare the property for its next occupant.
You're paying for the cupboards to be wiped.
The wardrobes to be cleaned.
The window tracks to be addressed.
The skirting boards to be cleaned.
The bathrooms to be detailed.
The marks to be removed where possible.
The floors to be thoroughly cleaned.
And ultimately, you're paying for the peace of mind of knowing that you don't need to think about cleaning when you move in.

An empty property may have less furniture in it, but that doesn't necessarily mean there is less cleaning to do.
